These fees and charges do not alter if the loan is to be used to purchase an owner-occupied residence or for investment purposes (unless otherwise stated). Details of all fees and charges will be included in our Loan Offer. Application Fee All Loan Products The fee to be paid at settlement when you apply for a loan with Resident Home Loans. It includes one valuation fee. $700 Other Fees 3 and 5 Year Fixed Rate Lock In Fee The 3 and 5 year fixed rates available on the Fully Featured, Professional Package and Lo Doc Loans are a special offer and are only available when the loan is split 50/50 fixed and variable and settlement is scheduled to occur within 2 months of the full approval being provided.  This rate is then locked in for settlement and a fee is deducted from the loan proceeds. $299 Monthly Loan Service Fee A monthly fee charged for maintaining your loan account. When applicable it is charged to your loan account. $NIL Yearly Package Fee A yearly fee charged for maintaining your loan account. When applicable it is charged to your loan account. $NIL Redraw Fee A fee charged for accessing monies you have repaid in excess of your minimum requirements. $NIL Statement Fee A fee charged for obtaining a copy of a loan statement. When applicable it is charged to your loan account. $NIL Default Fee A fee charged when you miss a loan repayment. When applicable it is charged to your loan account. $20 DERF (Standard) A fee charged when your loan is repaid and discharged within the first five years. When applicable it is charged to your loan account. 1 1/2 x Notional Repayment DERF (Lo Doc) A fee charged when your loan is repaid and discharged within the first five years. When applicable it is charged to your loan account. 2 1/2 x Notional Repayment Discharge Fee A fee charged when Resident Home Loans (or its representative) is required to attend settlement of your loan.
